Mulund – The Thriving Residential Hotspot



What does a person look for when they want to settle? Where do people go, when they look for quality housing in the city of Mumbai? What is it that motivates people to choose one suburb in Mumbai, over the other? These and many more questions are pondered by eventual home buyers.

Mumbai’s lifeline, the suburban railway’s Central line connects Mulund with the rest of the city. If you prefer driving, both the LBS Road and the Eastern Corridor will get you to where you want to be in no time.

Planned living:
An interesting fact about Mulund is that it was one of Mumbai’s original ‘planned’ suburbs. Even today, almost every part of Mulund follows the original gridiron plan, laid out by architects Crown and Carter in 1922. Evidence of this can be found in the fact that residential, commercial and entertainment zones in this suburb follow each other and while being sufficiently away from each, are not miles away from the other.

Cosmopolitan vibe:
Just like the city of Mumbai, Mulund has an excellent amalgamation of cultures. From Maharashtrians and Gujaratis, to Parsis and Punjabis, and from Sindhis and Bengalis, to Muslims and Christians, people of all castes, creeds, sects and religion can be found here. This has given the suburb an interesting vibe. From food to festivals, almost every month has its own flavour and that is worth seeing.

Educational institutions:
One of the prime determinants of where one should live in Mumbai is the availability of good schools and colleges. Mulund certainly doesn’t disappoint on that count. A plethora of schools from SSC and CBSE, to ICSE and IB schools call Mulund home. Higher education in the form of Mumbai University accredited colleges are also present.

When one has young children and old folk at home, health care becomes an important determinant of where one lives. Mulund has doctors, polyclinics, maternity homes, cardiac centres, ophthalmologic hospitals, respiratory clinics and even super speciality hospitals. Panchsheel and Fortis are a couple of bigger hospitals present in the area.

Mulund has in its heart one of Mumbai’s biggest and best known malls. If you aren’t looking for a piece of the high street, there are boutiques, bazaars and other budget friendly options that you can explore in the vicinity of the station or down one of the innumerable lanes that dot the suburb. Almost everything your heart desires, from high end cosmetics to bargain clothes, and from home electronics to kitschy keepsakes, are all to be found, and at quite the bargain too.

Mulund is home to an interesting mix of communities and so the culture and religious vibe of the place is incredibly diverse. Ganesh Chaturthi is one of this suburb’s favourite festivals and is celebrated with great pomp and fervour. There are pandals of varying sizes and themes that dot the suburb. The Bengali community also celebrates Durga Pooja with great devotion. Christmas, and other minority festivals too get a lot of attention and respect, further underlying the secular, tolerant attitude of this suburb.

Upcoming infrastructure:
Mumbai is certainly one of the hottest infrastructure destinations in the world right now. With the Mumbai Metro, the coastal road and the ever evolving and expanding Eastern Express Corridor close by to the suburb, connectivity to the rest of the city. In the pipeline is the Goregaon-Mulund Link Road, which once complete will further appreciate property rates in the suburb.

Property appreciation:
Mumbai’s property market is one of the most expensive in the world. Mulund as a suburb and particularly a housing destination has appreciated greatly in the past few years. When one takes a look at the prevalent prices of property in Mulund (sourced from several websites), one can see that in comparison with many other suburbs in the city, Mulund is still at a relatively reasonable Rs. 14,710 per square foot. A couple of years ago, this very suburb had flats in the mid-8000 per square foot range. Ample proof then, that while not as expensive as many other suburbs, Mulund as a property destination is certainly appreciating and fast at that.

Mulund’s IT Factor

Here’s the inside track on Mulund’s prospects. As part of what the real estate industry knows as the Enhanced Living project, Mulund is one of the few places in Mumbai that offers homeowners something they’ve never seen before. This comes down to amenities that in other parts of the city that aren’t normally seen as standard being offered as such by developers. Amenities like clubhouses, shopping centres, swimming pools, gymnasiums and jogging tracks are being offered to consumers as bundled packages. “Mulund offers us with the option of giving house buyers more, simply because there is a lot of space on offer, and because the discerning consumers are looking for said amenities,” says a developer on condition of anonymity.


Mulund is one of the last available bastions of peace and tranquility in the city of Mumbai. With ever appreciating property rates, supreme connectivity, excellent amenities and of course, great deals, it is little wonder then that it is atop most people’s list of places to live in Mumbai.
